Amstelhart

Located at the centre of the new Amstelkwartier district, Amstelhart defines the focal point of a growing neighbourhood. A mixed programme of housing, commercial spaces and public amenities creates an active urban hub that strengthens the identity of the area.

The upper floors accommodate over 60 apartments in a range of typologies — from three-room apartments to maisonettes and penthouses — organised around adaptable floor plans for a diverse group of residents. At the corner of Amstelstroomlaan, a 40-metre accent tower marks the intersection. Open corner loggias crown a composition of stepped terraces and carved volumes arranged around a generous central atrium.

Atrium

The atrium forms the social heart of the project. Developed in collaboration with the Amsterdam Public Library (OBA), it functions as a public interior connecting the access galleries of the apartments above with the commercial programme at ground level. The plinth responds to the surrounding public spaces, including Bella Vista Park, and creates an open and welcoming entrance to the building.

Construction

Amstelhart follows open-building principles with a hybrid timber–concrete structure. Timber columns support flexible floor plates wrapped in a modular façade system, enabling adaptability and long-term transformation. The project targets 60% recycled or reused materials, combined with bio-based insulation and sustainable systems such as a breathable façade and rainwater harvesting. The open atrium enables natural cross-ventilation, while the stepped terraces provide sheltered outdoor spaces.
